Terms and Conditions: In high season and during school breaks, minimum stay is 7 nights. At other times minimum stay is 3 nights. Price will not be changed in case of late arrival or early departure. Unless agreed by us in writing, the houses and the property cannot be used by more persons than stated at the time of booking. We reserve the right to decline bookings. All rates include service charges, local taxes and VAT and are subject to change without prior notice; Cancellations, no show and payments subject to our general terms and conditions. Terms & conditions can be changed without prior notice.
Special offers: Special offers are valid for the dates stated and are subject to availability at the time of booking; They are not valid for groups, are limited & subject to rate availability and cannot be combined with other offers.
Payment policy: A deposit of 30% secures the booking the remainder is to be paid 61 days before the booking commences. In addition, €200 is paid as a breakage deposit in cash at arrival. This deposit will be returned to you at departure (less any damage).
Payments accepted: We accept bank transfer and the cards from Visa and MasterCard. If you pay from a non-euro account, we recommend using Transferwise.com, as that is often the cheapest option.
What is included in the price: The price includes the rental cost, all house linen, cleaning every other day, normal end cleaning, electricity, water, WIFI, heating, air conditioning and the use of all our outdoor facilities.
Rental contract: If you wish, we are happy to provide a rental contract.
Check-in: check-in is after 15:00. We will meet you in the property, take you to our reception to do the formalities of check-in and then show you to your house. If you plan to arrive after 20:00, please inform us in advance.
Early check-in: With prior agreement with us, you may check-in early. However, if there are guests leaving the same morning, you cannot access the house until 15:00 to allow the previous guests to check out and for us to thoroughly clean the house. In this case, you are welcome to leave your luggage with us, and then come back after 15:00.
Check out: checkout is at 10:00. This might seem early, but please remember it is a house with patios and terraces we are cleaning - not a bedroom - and we do pride ourselves on our cleaning standards.
Late checkout: Late checkout is subject to confirmation from us. We will extend the checkout time if possible, but if another guest arrives the day of your departure, this is not possible.
Cancellation terms: Because we are such a small operation, we have what might appear to be a strict cancellation policy. If we receive cancellation notice:
- until 61 days before the reservation date - there will be no cancellation charge.
- between 31 and 61 days before the reservation - 50% of the total reservation cost will be charged.
- less than 31 days before the reservation date - there will be no refund.
We thank you in advance for understanding and apologize for any inconvenience this may cause.
Insurance: We are travellers ourselves and know that emergencies can and do occur. For this reason, we highly recommend you take travel insurance. In the event of you needing to make a claim we will support with any documentation we can provide.
Smoking: Sorry, but the houses and all common areas are strictly non-smoking: the swimming pool areas have artificial grass that can burn just like a carpet and the Algarve is on high fire risk most of the time we are open. Please note you will be billed with a 200€ cleaning fee if smoking occurs during your stay. You can smoke in the privacy of your terrace or patio if you are careful to keep windows and doors closed to avoid the smell going into the house.
Pets: Sorry but no pets are allowed.
Payment of the deposit constitutes acceptance of the booking conditions.
